Renovation and conversion of a classicist villa in country house style
In the exclusive Berlin district of Grunewald, an existing neoclassical country-style villa was comprehensively renovated, remodeled, and expanded. Dating from the late 19th century, the existing neoclassical country-style villa was in an extremely dilapidated condition, so it was completely renovated and remodeled in the process. Over time, the building had lost its clarity due to various interventions. The goal of the project was the careful restoration and stylish development of the historic architecture while preserving its unique character. The new extension incorporates the stylistic elements of the original architecture and the distinctive roof shape, harmoniously integrating them into the historic fabric without appearing historicist. The overall appearance of the house now appears more uniform and compact, blending harmoniously into its surroundings. The building was divided into three separate apartments, and the basement was additionally developed as a studio space. The completely reorganized and converted units now meet modern standards in terms of both design and fire-/ sound insulation. The historic casement windows were professionally renovated and energy-efficiently upgraded, and new wooden windows with triple glazing were installed in the basement, stairwell, and attic. Together with the newly installed CHP unit in the basement, the house meets the most modern energy requirements. The facades were professionally renovated, the plaster was renewed, and the existing brickwork was stripped of old paint, cleaned, and repointed. Due to the severely dilapidated condition of the roof structure, the entire roof structure, including the timber framing in the gables and all other wooden details of the facade as well as the street-side loggia were reconstructed true to the original. A key component of this was the conversion and expansion of the attic into high-quality living space, including the integration of new dormer windows and generous window areas that blend harmoniously with the existing appearance. The newly created rooms now offer a light-filled atmosphere, and a new loft creates additional space for the residents. Due to the redesigned stairwell, which now extends seamlessly to the attic, the façade was raised by one storey in this area, and the existing bay window was extended up to the attic. The completely new roof terraces on the east and northwest sides create additional outdoor space with expansive views of the green surroundings and the surrounding gardens.
